We are seeking an experienced and proactive Block Manager to join our growing property management team in Bilbao. The successful candidate will be responsible for the comprehensive management of a portfolio of residential and commercial properties, ensuring excellent service delivery, compliance with legal requirements, and optimal financial performance. This role requires strong communication skills, particularly in English, to liaise with diverse stakeholders including clients, tenants, contractors, and internal teams. You will be instrumental in maintaining high standards across your assigned blocks, addressing tenant queries, overseeing maintenance works, and managing service charge budgets effectively.

Responsabilidades Clave

• Manage a portfolio of residential and commercial blocks, ensuring adherence to all contractual and legal obligations.
• Conduct regular property inspections, identifying maintenance needs and overseeing repair works through approved contractors.
• Prepare and manage service charge budgets, ensuring timely collection and expenditure tracking.
• Liaise effectively with tenants, landlords, and Residents' Associations, providing clear and concise communication.
• Handle leasehold enfranchisement and Right to Manage queries.
• Ensure compliance with health and safety regulations, fire safety, and other relevant legislation.
• Administer insurance claims and renewals for managed properties.
• Maintain accurate records and provide regular reports on property performance.
• Attend client meetings and AGMs, often outside normal working hours.

Habilidades Requeridas

• Proven experience in block management or property management.
• Fluent in English, both written and verbal.
• Strong understanding of Spanish property law and regulations.
• Excellent communication and interpersonal skills.
• Proficiency in property management software and Microsoft Office Suite.
• Ability to manage multiple tasks and priorities effectively.
• Valid driver's license.

Cualificaciones Preferidas

• Professional qualification in property management (e.g., RICS, APAI).
• Experience with financial reporting and budget management.
• Knowledge of local Bilbao property market.
• Proficiency in Spanish or Basque.
